CHINATOWN DISTRICT
Chinatown District
Chinatown District is a conceptual masterplan for a mixed-use cultural and commercial district in the New Administrative Capital, Cairo, on a site exceeding 800,000 m², with land allocation modelled across nine functional zones totalling 809,371 m². It is structured as a long-term economic platform rather than a thematic masterplan.
The scheme rests on three performance pillars: an economic activation engine generating continuous footfall; an institutional-grade operating platform protecting long-term asset value; and climate and energy resilience reducing long-term operating cost. In a hot-arid climate, thermal comfort determines footfall duration and retail turnover, so climate response is embedded in the spatial structure from the outset rather than applied cosmetically.
